Maintenance for Buildings

Approach

The key purpose of this service is to establish the integrity of structural systems, in terms of safety and serviceability, on a given premises.

The service pertains to all buildings constructed of brickwork and concrete, reinforced concrete, structural steel and structural timber.

Unless specifically requested during appointment the service will be conducted on a visual basis only. Should the findings necessitate further investigation by means of Non-Destructive Testing or the like, it will be detailed within the report submitted to the Client.

Signs of structural distress which may be detected by means of visible cracking and corrosion will be documented based on severity and will include recommendations for treatment (where and if applicable).

To ensure effective and comprehensive detection of defects, the structure will be surveyed by qualified engineers employed by VSA Engineers.

Scope of Services

The Scope of Services included within the Maintenance Survey are as follows:

  1. Obtain Site Layout of Building Infrastructure (if not readily available from the Client an approximated layout will be drafted).

  2. General Assessment of Structures.

  3. Site Survey of visible structural elements when applicable, including:

    1. Floor surface beds;

    2. Suspended floors;

    3. Roof slabs;

    4. Columns;

    5. Beams,

    6. Load bearing walls constructed in structural steel, reinforced concrete, load bearing brickwork, timber and / or a combination thereof.

    7. Compilation of a Photographic Record of defects.

    8. Mark up of locality of all defects recorded on drawings.

    9. Evaluation and classification of defects in terms of scope and severity (structural risk)

Deliverables of Service

The service will be concluded by:

  1. Compilation of a report following surveyed results, including recommendations for maintenance and remedial work to defects.

  2. Issue of a Certificate of Structural Compliance (Subject to results and implementation of Item 6 above).
