STRUCTURAL CERTIFICATION OF EXISTING BUILDINGS
Structural Certification of Existing Buildings
Approach
The key purpose of this service is to establish whether existing buildings are in a sufficient condition to be certified for continued use, whether the building is old, damaged, did not have an engineer at its inception or requires cyclical certification to comply with the Occupational Health and Safety Construction Regulations as published in the Government Gazette, No. 40883, of 2 June 2017.
The following types of buildings are applicable to this service:
- Residential
- Commercial (Offices, Retail Buildings, etc.)
- Industrial (Warehouses, Factories, etc.)
During the execution of this service, the building will be inspected to determine design, maintenance and mechanical defects that prevent the structure from being certifiable.
Should defects appear, recommendations for remedial works will be presented to the Client for consideration.
Scope of Services
The Scope of Services included within the Structural Certification include the following:
- Obtain available information regarding design element sizes and configuration (if not readily available from the Client or previously known, additional services will be offered to ascertain the required information).
- General Assessment of Structures.
- Site Survey of visible structural elements when applicable, including:
- Floor surface beds;
- Suspended Floors;
- Roof slabs;
- Columns;
- Beams;
- Walls (Constructed in structural steel, reinforced concrete, load bearing brickwork and / or a combination thereof),
- Report on certifiability of the structure, including areas of failure to comply.
- Report on remedial work to existing structures to achieve compliance (if applicable).
- Certificate of Structural Compliance.
Deliverables
- Report on Certifiability.
- Report on remedial work to achieve compliance (if required).
- Certificate of Structural Compliance (Subject to results and implementation of Item 2 above).
