Approach
The key purpose of this service is to offer the Client input at an engineering level for compliance with the National Building Regulations in terms of Development Conditions on a premises under specific conditions.
Local Authorities require that a Site Development Plan be submitted for any new building project, and alterations and additions to existing buildings.
A Site Development Plan contains all detail regarding the rights applicable to a premises, parking requirements, stormwater management, and usability / accessibility of the premises.
Compliance with standards such as SABS 10400 Part T, local Town Planning Schemes and bylaws of the Local Authority, are determined by means of a Site Development Plan.
Scope of Services
The Scope of Services included within the compilation of a Site Development Plan are as follows:
- Coordination with the Architect regarding requirements.
- General Assessment of the premises and its usage.
- Detailed surveying of building positions on the premises by means of a Land Surveyor (if required / requested by the Client).
- Compilation of a Site Layout drawing to the satisfaction of the Local Authority and in compliance with the relevant legislature.
- Compilation of Site Elevations as required.
- Compilation of Schedule of Rights and Parking Schedule.
- Calculation of Stormwater Runoff and design of Stormwater Management.
- Submission of the Site Development Plan to the Local Authority.
- Weekly monitoring of submission progress.
- Apply adjustments / revisions at the discretion of the Local Authority.
